オーナーアカウンティングアドミニストレーター Owner Accounting Administrator

オーナーズアカウンティング部門は、ニセードのプロパティマネジメント部門において極めて重要な役割を担っています。  設立から長年にわたり、この役割は一人の担当者の役割を超えて成長してきました。 2017年、この役割は、信託財産として保有するゲストの支払い、信託財産として保有するオーナーの口座、支払い前に保有するサプライヤーマネーの管理を一手に引き受けるチームへと変貌を遂げました。 この役割は、そのチームの一員として、NISADEの不動産管理部門の主な収入を管理し、その後のNISADEとオーナー様への財務報告を担当するものです。

The Owner Accounting department is pivotal in the Property Management Division of NISADE.   Over the years from inception, this role has grown beyond the role of one person.  In 2017, the role transformed into a team who are solely responsible for the management of guest payments held in Trust, owners accounts held in trust, and supplier monies held prior to payment.  This role is part of that team, who manages NISADE’s core income from the Property Management Division and is responsible for subsequent financial reporting to NISADE and the Owners.

The Owner Accounting Administrator is responsible for, but not limited to the following task areas:

• 銀行口座の更新およびRMSでの入金処理、予約チームとの連絡調整
  Update bank account and proceed receipt in RMS, including liaise with Reservation team for receipt details.
  
• クレジットカード支払いの調整、カード会社への領収書の送付 
  Credit Card Payment Reconciliation – including forwarding of receipts to credit card companies
  
• 現金受領書の照合と銀行への入金
  Cash receipt reconciliation and bank deposit
  
• 信託銀行サマリー/EFTPOSサマリー決算の推進
  Proceed trust bank summary/EFTPOS summary closing
  
• 3ウェイレポート照合のアシスト
  Assist with 3-way report reconciliation
  
• 債務者台帳のチェックと未処理事項のRes/Opsチームへのフォローアップ
  Check Debtor Ledger and follow up with Res/Ops team with any outstanding
  
• サプライヤーからの請求書とSpendwiseのPOの照合
  Reconcile supplier invoices with Spendwise PO.
  
• すべてのサプライヤー/ユーティリティーの請求書を物件経費シートに記録
  Record all suppliers / utility invoices to property expense sheets.
  
• オーナー費用請求のオーナーアカウントへの計上。
  Proceed owner expense charges to owner accounts, e.g.
  
• オーナートラストの支払い/送金
  Owner Trust Payments/Transfers
  
• 在庫払い戻し（ストックテイク/購買はサポートのみ必要な場合があります）
  Inventory Reimbursement (Stocktake / Purchasing may only require assistance)
  
• メンテナンスタイムシート/消耗品経費のチャージと支払い
  Maintenance Time Sheet/Supply Reimbursable Charging and Payment
  
• 電球/バッテリーの払い戻し
  Light bulb/Battery Reimbursement
  
• オーナー様の税務データ収集、リエゾン、支払い/返金、フィー管理（税務照会/申告はNISADE会計チームまたは指定税理士に委託）
  Owner Tax Data Gathering, Liaison, Payments/Refunds, Fee Management (tax enquiries/returns where applicable will be completed by NISADE Accounting Team or outsourced to a nominated Tax Accountant)

• 管理組合会計データ入力・管理
  Management Association Account Data Entry and Administration
  
• オーナー、クライアント、管理組合の全ての記録について、整理された最新のファイリングシステムを保持する。
  Retain an Organized and Up to Date Filing System for all Owner, Clients and Management Association Records
  
• オーナー会計チーム全体の責任を果たすために必要な、他のチームメンバーのアシストまたはタスクの遂行
  Assist or fulfill other team members where required to achieve the Owner Accounting team overall responsibilities
  
• 必要に応じて、または割り当てられた他のプロパティマネジメント活動/プロジェクトをサポートする。
  オーナー様のためのタイムリーで正確な会計と財務の責任者
  Support other Property Management activities/projects as needed or assigned. Responsible for the timely (to deadlines) and accurate Accounting and Financials for the Owners
